Phoenix Housing Market Outpaces National Trends
Single-family home sales increased last month, according to new year-to-date data from Phoenix REALTORS®. Phoenix again outperformed the national housing market in several key areas.
Metropolitan Phoenix saw a 3.8% rise in closed sales during the first 10 months of 2025. Closed sales in October alone were up 4.9% year over year, compared to a 1.5% increase nationwide. Nearly 52,000 homes have sold so far this year, and just over 51,000 are pending.
Housing inventory across the region grew 19.2%, creating a 4.4-month supply. Homes also stayed on the market longer, averaging 74 days—up from 64 days last year.
Through the first 10 months of 2025, new listings rose 8% and pending sales increased 0.5%. National data for the same period show new listings falling 0.8% and pending sales dropping 27.1%.
