Home Sales Picking Up Steam

Home sales accelerated across the U.S. in June, while housing inventory continued to grow steadily. According to the June RE/MAX National Housing Report, home sales increased 8.9% from May and 7.8% from June 2025. Active inventory also climbed, rising 5.0% month over month and 2.5% year over year.

New listings declined 1.9% from May but remained 2.4% higher than a year earlier. These trends point to a more active housing market with gradually increasing inventory rather than a significant jump in supply.

June numbers suggest that buyers and sellers were both active as summer got underway. The median sales price in Phoenix was $460,000, up 2.4% from May and 2.2% from last June. Buyers paid an average of 99% of asking price, the same as May and a year ago. Months’ supply of inventory was 2.7, up from May but the same as in June 2025, reinforcing that while options improved in some metros, the market remained competitive in many others.
