Summer Slowdown?

July looked nothing like last summer’s seller retreat, but next month’s data will reveal whether the market is experiencing a typical seasonal slowdown or a broader softening. The housing market entered its typical summer slowdown in July as more sellers lowered asking prices while buyer demand remained steady, according to Realtor.com’s July 2026 Monthly Housing Trends Report. The national median listing price held at $428,950, nearly unchanged from June but 2.4% lower than a year earlier, marking the ninth straight month of annual price declines. Meanwhile, 20% of active listings included price cuts, approaching last July’s level after smaller reductions during the spring. Pending home sales also rose 1.3% year over year, extending an eight-month growth streak, although the pace slowed from gains recorded in May and June.
